Villa Fabrizia is at only six kilometers from Pitigliano, ideal place for excursions in the Tuff Valley (Pitigliano, Sovana, Sorano), or to reach the Thermal Baths of Saturnia, at only fifteen minutes by car.
The property is composed by two autonomous buildings. The first building called Villa Fabrizia A has been made out wholly widening and restoring a pre-existent old outhouse (former watch-tower of the 18th century). It has a big terrace on three sides, of about 100 sq.m where it is possible to have a magnificient view of the countryside. The second building, which dates back to the 19th century, has been restored only inside, leaving as outward appearance the suggestive marks of the time. The building is divided into two autonomous apartments. Villa Fabrizia B on the ground floor and Villa Fabrizia C on the first floor. It is possible to reach Villa Fabrizia C by a covered staircase (ancient travertine stairs).
The surrounding grounds have a surface of over 7 hectares and are partially cultivated biologically to vineyard, olive trees, cypresses and fruit trees.
Swimming Pool
The swimming pool is 7 meters (23 feet) large by 14 meters (46 feet) long, from 1.10 meter (3.60 feet) to 2.8 meters (9.20 feet) deep. The swimming pool area is equipped with tables, chairs, sun umbrellas, deck chairs and sun loungers. The swimming pool is shared with the other guests staying at the complex.
Garden
The garden is 10000 square meters (108000 square feet) large. It is partly shaded by trees. In the garden you will find a barbecue. The garden is shared with the other guests staying at the complex.
Living Room
The ceiling of the living room has characteristic exposed wood beams and terraccotta tiles. The furnishings are simple and comfortable. They include a sofa. The dining table can accommodate six guests. The room has a double-glazed window with a partial view of the swimming pool and of the garden. It is equipped with an air conditioning/heating unit.
Kitchen
The kitchen is equipped with a four-burner gas cooker, an electric oven, a small refrigerator with freezer and an American-style coffee-maker (bring your filters!). There is a practical fireplace made of bricks. There is a table to seat six guests. The kitchen is also equipped with a television. The kitchen has a double-glazed window with a partial view of the swimming pool and of the garden.
Bedroom 1
You will be able to enter the first bedroom from the kitchen. It has two twin beds (80 cm/32 inches), that can be pushed together into a matrimonial bed if requested. The room has a double-glazed window with a view of the vegetation.
Bedroom 2
You will be able to enter the second bedroom from the living room and from the bedrooms. It has a matrimonial bed (160 cm/62 inches, wider than a queen-size bed). The room has a double-glazed window with a partial view of the swimming pool and of the garden.
Bathroom
The bathroom is equipped with a washbasin, a toilet, a bathtub with shower wand and a hairdryer. You will be able to enter the bathroom from the bedrooms.
