Villa Fabia is a romantic and welcoming two-story villa surrounded by meadows and by green hills. It sleeps ten people. From Villa Fabia you will enjoy an enchanting view of the Valley and of the vineyards. Villa Fabia is 300 square meters (3230 square feet). It features a private swimming pool, a private terrace, a private garden and winter heating.

You will be roughly 3 km (1.8 miles) from Collevecchio, where you will find restaurants and the shops. You will find the closest restaurant at 800 meters (880 yards).

To stay at Villa Fabia you will need a car. You will be able to park it on the premises, free of charge inside the entrance gate.

Villa Fabia is situated on the top of a hillock in the countryside of Sabina. Sabina is an agricultural territory consisting of small hills on the border between Tuscany and Umbria. Swimming Pool

The swimming pool is 4 meters (13 feet) large by 9 meters (30 feet) long. The swimming pool area is equipped with a table, chairs, a sun umbrella and sun loungers. From the swimming pool you will enjoy a wonderful view of the garden and of the hills. The pool is open from mid-May until the end of September.

You will be able to enter the kitchen from the second living room through an arched opening. It is spacious and comfortable, equipped with a four-burner gas cooker, an electric oven, a small refrigerator with freezer, a dishwasher, a microwave oven and an Italian-style coffee-maker. Here you will also find a washing machine. There is a table to seat ten guests. From the kitchen a French door will take you to the garden.

Bedroom 1

You will be able to enter the first bedroom from the corridor. It has a matrimonial bed (160 cm/62 inches, wider than a queen-size bed). The room has two windows with a view of the vegetation and of the hills.

Bedroom 2

You will be able to enter the second bedroom from the corridor. It has two twin beds (80 cm/32 inches). The furnishings include a rocking chair. The room has two windows with a view of the garden and of the surrounding green fields.

Bathroom 1

The first bathroom is equipped with a washbasin, a toilet and a fully enclosed shower. You will be able to enter the bathroom from the corridor.

First Floor

Terrace

The terrace is 30 square meters (320 square feet) large. It is equipped with a table and chairs. From the terrace you will enjoy an enchanting view of the garden and of the hills.

Living Room 3

The third living room is paved with precious inlaid tiles. The furnishings are warm and elegant, and include some antique pieces. The furnishings include a sofa , two armchairs and a divan that unfolds into a double bed. There is a big and age-old fireplace. In this room you will find a satellite television. Bedroom 3 with en-suite bathroom

You will be able to enter the third bedroom from the corridor. It has a matrimonial bed (160 cm/62 inches, wider than a queen-size bed). From the bedroom you will be able to enter the terrace with a view of surrounding countryside through a French door. This bedroom has an en-suite bathroom, equipped with a washbasin, a toilet and a bathtub.

Bedroom 4

You will be able to enter the fourth bedroom from the corridor. It has two twin beds (80 cm/32 inches). From the bedroom you will be able to enter the terrace with a view of the garden and of the hills through a French door.

Bathroom 2

The second bathroom is equipped with a washbasin, a toilet and a shower. You will be able to enter the bathroom from the corridor.

A 25% deposit is paid at the time of booking. The balance is due 60 days prior to arrival at the property.

Upon arrival at Villa Fabia the property manager will ask you to pay a security deposit of EUR 300, payable in cash. The security deposit will be returned to you prior to your departure less any charges for accidental damages to the property.
